The three sets of regulations to be aware of if you renovating or extending your home, are the planning regulations, building control regulations and the health and safety regulations.

In the case of a major renovation or an extension, you will already have ascertained if you need planning permission, and if you do, the usual planning process is to be followed.

Building control applies to all major work, as it deals with the building regulations which are designed to ensure new construction is built well. For instance, in both NI and ROI, any house that carries out a major upgrade must upgrade the insulation in the entire home.

The technical guidance documents (TGD) in ROI and the technical booklets in NI will guide you through all aspects, from fire safety and accessibility to insulation and structural components.

The health and safety requirements kick in where construction will take more than 500 person days or 30 working days or there is a particular risk.
