Value added tax (VAT) applies to ROI projects but not to NI projects as new builds are VAT-exempt in the north.

The calculator excludes the cost of buying land and professional fees.

The costs are indicative and based on ProntoCalc’s regional cost analysis..

Each project is unique – unique house on a unique plot – and many factors go into the final cost. The actual cost of building a house will be very much dependent on exact location and design, to name just two variables.

For an accurate estimate, consider employing a quantity surveyor.
